The Opportunity
The Opportunity
Australia's retirement, aged care, holiday lets, disability accommodation, and hospital sectors are experiencing capacity and bed shortages, driven by demographic growth, affordability constraints, and limited new supply.
This presents a unique opportunity for SDA B.O.O.T.S to capture long-term value through smart building, multipurpose infrastructure, and diversified, socially responsible, and resilient property design and investment.
The Fund
The Fund
The SDA B.O.O.T.S Fund offers investors the opportunity to indirectly invest in the development of innovative, dignified, high-quality, barrier-free properties, designed to support people with accessibility and mobility requirements, healthcare and care providers, and people living with disability.
PNP Property Holdings and Investments Pty Ltd, as the developer-builder, facility manager, and approved SDA provider, is responsible for the design, development, and long-term performance of the underlying property assets.
Investors gain access to an ESG-aligned asset class that seeks to deliver solid financial returns while generating social impact and setting a new benchmark in innovative building and short-stay accommodation design.

The Issuer seeks to raise up to AUD 10 million to finance land acquisition and undertake the development of two architecturally designed unit complexes on separate sites. These properties will be leased, generating long-term revenue, that will be used to fund the Bond's coupon payments and the eventual return of capital to investors.

Seed Projects
Seed Projects
The Fund's initial investment phase focuses on two Queensland seed development projects that will establish benchmarks for quality, design, and performance.
HESTIA
Versatile, Multi-Class Designs
Each property comprises a two-level building, designed for flexibility and market adaptability. Configurations may include four 2-bed/2-bath HPS apartments, mixed HPS + studios for OOA, or short-term rehabilitation use.
This design flexibility enables efficient adaptation to future demand and ensures consistent tenancy and operational resilience.
The GRACES
Flexible, future-ready design that enhances long-term stability and investor protection.
Located in high-demand, well-connected areas, both projects are designed for strong tenant demand, market resilience, property values, and cross-sector diversification — including potential targeting of the $30 billion short-term accessible tourism market.
Smart, Safety, Health and Environmental features integrated into each property enable the homes to be repurposed if market conditions change.
Provider Partnerships
Provider Partnerships – The Commercial Engine Behind SDA B.O.O.T.S
The SDA B.O.O.T.S Fund is deliberately structured around long-term provider partnerships. These relationships are not ancillary — they are fundamental to the Fund's commercial performance, tenancy stability, and risk profile.
PNP works directly with care providers at concept stage to co-design each property to meet real operational and participant requirements. This eliminates the disconnect that exists in traditional SDA developments where providers are introduced after construction, often resulting in misalignment, compliance gaps, and extended vacancy periods.
Our integrated approach ensures that:
Properties are designed to provider workflows and participant needs before construction commences.
SDA compliance, governance, and risk controls are embedded from inception.
Providers enter with a clear operational understanding of the asset, driving faster occupancy and stronger tenancy retention.
This model reduces downtime, improves revenue certainty, and creates long-term alignment between investor, provider, and participant outcomes.
Supporting the Sector
Supporting SDA B.O.O.T.S — Supports the Sector
Every investment into the SDA B.O.O.T.S Fund directly supports the operational sustainability of Australia's disability, health, and aged-care sectors.
By delivering provider-aligned, high-quality accessible housing, the Fund enables:
Providers to operate from compliant, purpose-built environments.
Participants to experience stability, dignity, and improved wellbeing.
Investors to benefit from assets designed to sustain long-term tenancy and diversified income streams.
Community to benefit from these developments and financial support.
This is not speculative development — it is infrastructure built to service real demand across SDA, healthcare recovery, allied health, and accessible tourism markets.
Investor capital is therefore not simply funding property construction — it is strengthening service delivery capacity, improving care outcomes, and supporting the long-term viability of Australia's accessible housing and care sectors.
Investment That Supports Change
Investment That Supports Change

This is more than housing, it is an international statement advancing universal design, accessibility, and inclusion. Each property funded helps drive this movement toward better, more equitable living environment and create change.

"It's about collaboration and making their social impact in the community and in the building landscape. It's about building relationships and leaving a lasting positive impact for the investor, they have security that what they're investing in is bricks and mortar, a real asset. And this isn't just a return on investment, but it's also a return and the impact it makes on the lives of those that require the help and assistance in the disability area."
Dume Ncube – Service Provider
"This initiative from PNP SDA B.O.O.T.S is going to be a real game changer, both from a business perspective and for us as providers. What PNP has brought to the sector needs the right people behind the scenes, investors who can support providers, so we can deliver real outcomes and make a meaningful difference for participants."
Alexi Broikos – Refined Real Estate SA
"Refined has proudly worked with PNP for many years in South Australia, collaborating on a range of properties that we have had the pleasure of presenting to the market. Okona's Bay Apartments at North Glenelg stand as a standout example. The complex was magnificently renovated by PNP after an insurance event, with Refined granted exclusive access and rights to lease the 24 units. We look forward to continuing our strong partnership with PNP, particularly with the Luxessible apartments and properties in Adelaide and across South Australia."
