For SIL Providers
A Strategic B2B Partnership for SIL Providers
How PNP Group are designing & building SDA housing better than everyone else.
Strategic B2B Partnership for SIL Providers
Designed With Providers, Built for Operations
PNP Property Holdings and Investments Pty Ltd is an award-winning SDA designer, developer, facility manager, and registered SDA provider, delivering a fully integrated, turnkey property solution.
We deliver architecturally designed Specialist Disability Accommodation and high-quality, barrier-free properties that support people with accessibility and mobility requirements, as well as broader healthcare and outpatient accommodation needs.
Through our integrated business model, we streamline delivery across design, construction, compliance, cost control, material selection, and long-term asset performance. This enables providers to focus on participant outcomes and deliver services with confidence, knowing the property is fit-for-purpose, compliant, and operationally sound.
PNP is not, and does not seek to become, a SIL operator or allied health service provider. This ensures clear role separation, transparency, and a professional, ethical business-to-business partnership. Where required, we may enter into SDA-related tenancy or development agreements with providers on a case-by-case basis.
Safety & Workforce
Safer, Smarter Environments for Support Delivery
Every property we deliver is developed with community, people and provider input from the outset. We work closely with providers to understand support models, staffing structures, overnight assistance requirements, assistive technology needs, and operational risks.
This early engagement ensures each home is purpose-built to support how care is delivered in practice, not just how it appears on plans. A single point of contact through one integrated PNP Group team.
Safety and performance are embedded into every design decision — not added as an afterthought. Our properties are designed to exceed minimum expectations for fire, life, and safety systems, recognising the critical role these controls play in protecting participants and support staff.
- Fully fire-rated construction systems, including sprinkler protection and compliant walling and materials
- Heat, smoke, and emergency alert systems integrated with 24/7 monitoring and response
- Secure access control, intercoms, and emergency communication systems
- Automated door and window controls to support safe evacuation and daily operation
- Clearly defined emergency exits with multiple egress pathways
This is combined with thoughtful environmental controls, colour designs, including airflow, acoustics, lighting, and temperature management, and outdoor areas which support wellbeing, reduce fatigue, and contribute to safer, more sustainable care environments.
Workforce-supportive design
Purpose-Built to Support Your Workforce
Quality environments support quality teams.
Spacious layouts
That allow staff to support participants respectfully and efficiently.
Dedicated OOA rooms
On-Site Overnight Assistance rooms with private bathrooms, ensuring clear separation between support and living spaces.
Logical layouts
Logical layouts and durable finishes that support consistent routines and reduce disruption. Functional spaces, integrated cabinet space, optional design input for power points, handrails, lighting and interior design options.
Together with accessible layouts, assistive infrastructure, and careful spatial planning, our homes reduce physical strain, support safe manual handling, and enable confident, efficient care delivery — without compromising participant dignity or independence.
Compliance you can rely on
Supporting Providers. Supporting Participants. Strengthening Outcomes.
As a national, award-winning builder, developer, and NDIS provider, PNP designs every home with dignity, independence, and long-term stability at its core.
Our universally designed properties support positive participant outcomes while enabling providers to deliver consistent, high-quality care in environments built for long-term use.
As developer, builder, and long-term asset manager, PNP embeds compliance across every stage of the property lifecycle — from design and construction through to ongoing management and maintenance.
Our governance, quality, and risk management frameworks give providers confidence that properties support safe, compliant service delivery over the long term.
Importantly, we retain responsibility for managing and maintaining the asset, reducing compliance burden and operational risk for providers. For providers and supports this means reduced compliance burden and lower operational risk.
Partnership and change — not just property
Why Providers Partner With PNP
It is a partnership built on trust, quality, and shared business outcomes.
Providers partner with PNP because we combine deep knowledge of NDIS Standards, governance, risk and compliance (GRC), with proven building and development expertise. This integrated approach reduces provider risk, strengthens operational alignment, and supports shared accountability for participant outcomes.
We understand that compliant disability housing is not just about meeting minimum standards or basic construction. It is about delivering environments that support care delivery, regulatory compliance, operational sustainability, risk mitigation, and measurable outcomes — while fostering long-term, collaborative partnerships that prioritise participant experience and enjoyment.
- Proven experience delivering complex, high-quality property developments
- Clear separation between service delivery and property ownership
- Responsive decision-making with direct access to owners and senior management
- Long-term mindset focused on stable partnerships, not short-term transactions
Each project we deliver contributes to broader industry and community change, including our support of the Australian Paralympic Team and initiatives that promote disability inclusion and stronger communities. At the same time, our properties provide providers with reliable, high-quality environments that support long-term service delivery, business sustainability, and workforce wellbeing.

What providers say about PNP

"I've never seen a level of lux in an SDA home like these. These SDA homes are designed to take out the heavy lifting for SIL providers. It's about accessibility — being able to age in place in a building that will be suitable today, tomorrow and in 30 years' time."

"This initiative from PNP SDA B.O.O.T.S is going to be a real game changer, both from a business perspective and for us as providers. It has the potential to transform how we operate and how we serve our stakeholders."
